Our market study is a detailed analysis of market demand for a products and services. This is especially valuable in multi-tenant projects. 

We examine all of the factors involved in the market that influence the demand for products and services including price, location, competition, substitutes, and general economic trending.

Best Use/Feasibility Analysis

For many firms, highest and best use and feasibility are separate reports. At C-Squared we use them interchangeably because the purpose of either is to determine the most reasonable use of a property that results in the highest profitability.

Our criteria is centered around what is physically possible, legally permissible, financially feasible, and has demonstrable demand drivers. The analysis ends with our recommendations of how to best achieved stated goals.

This process has allowed us to help our clients avoid projects that would not have yielded the desired outcomes, as well as add components that were not in consideration. 

Retail Tenant Leasing

Finding the right tenants for your property is about much more than credit qualifying and having sufficient funding. At C-Squared we also take into consideration the prospective tenant’s experience, strategic plan, marketing, and customer retention strategies. 

More importantly, we use our knowledge of the existing market to make sure your property has the proper retail mix. A proper retail mix being defined as tenants who offer services that are in demand in the market and compliment one another. This balance not only helps drive traffic to the center, but create a higher level user experience for the shoppers. 

Retail Tenant Support

While national retailers are the desired tenants in most shopping centers and malls, there is a growing desire for local artisan businesses. These “Mom & Pop” businesses are leading the renaissance towards a higher brand experience at many centers. 

C-Squared’s retail tenant support program was designed to provide center owners a vehicle to ensure the long-term sustainability of temp tenants and non-national permanent tenants. 

We meet with the tenant to discuss everything from developing their brand story and brand promise to digital marketing and advertising. Our goal is to help the tenant build a strong plan for the first two years and to support them for the first six months.
